Lease Terms<\/strong><\/p>\n\n\n\n

When you are offered an apartment you will be required to accept and confirm the terms of your Tenancy Agreement by returning  a signed copy of it. Leases commence on the 1st<\/sup> or 15th<\/sup> of each month throughout the year and students can move in during our office hours. If you move in on the 15th<\/sup> of the month, rent will be pro-rated starting this day.<\/td><\/tr>
All leaseholders of the York Apartments, regardless of the duration of their stay, are required to provide 60 days of notification prior to moving out by submitting an Agreement to Terminate a Tenancy Form N11<\/a> to the Housing Office.\u00a0<\/strong><\/td><\/tr>
This also applies to all students who wish to move out for a temporary period between academic terms (e.g. during the summer months), and will require the student to re-apply for housing if they wish to return to York Apartments in future academic terms. Students already in a lease may not re-apply until they move out and there must be at least one academic term (or four months) between tenancies.<\/td><\/tr>
Students who are graduating, withdrawing or taking a leave from the University are no longer eligible to remain in residence. Students are required to submit a 60-day notice to vacate their apartments (Agreement to Terminate A Tenancy Form N11) online through the\u00a0York Apartments forms<\/a>\u00a0prior to the end of their term.<\/strong><\/td><\/tr>
A leaseholder who wishes to temporarily vacate their specific unit and sublease it to another resident is required to register their subleasee through Housing & Conference Services and the subleasee must also be a student registered at ¿ì²¥ÊÓƵ in good standing.<\/td><\/tr>
The leaseholder has the financial responsibility for payment of rent to their student account at all times. Students who accumulate debt on their student account from their previous academic terms will be notified that their enrollment will be blocked and that they may be evicted.<\/td><\/tr>

*In Ontario, the Rent Increase Guideline<\/a><\/strong> establishes the maximum permissible annual rent increase for existing tenants. For 2026, this guideline is set at 2.1%<\/strong>. Current residents will receive an annual rent increase based on the guideline, rather than the new rental rates posted above. Exceptions apply to new leases, such as transfers or lease reassignments. Current residents will be notified of any rent increases at least 90 days before they take effect.<\/em><\/p>\n\n\n\n
